A little history
Dutch Island takes its name from the Dutch settlers who farmed it in the 18th century; for most of its life it was agricultural land and hunting ground reachable only by boat. A causeway and bridge in the 1970s opened it for development, and it was planned from the start as a single gated community of custom homes rather than a subdivision.
The market today
Roughly 400 homes sit on the island today, with a residents' club, tennis, and a community boat ramp. Interior lots start around $500K; deep-water homes on the Herb River with private docks clear $2M. It is one of the few gated waterfront communities inside the city's 20-minute ring.
