
A little history
Georgetown was master-planned in the late 1980s and built out through the 1990s on former timber land west of Highway 17, one of the first large planned communities in unincorporated Chatham County. Its own commercial node, pool, and school kept it self-contained by design.
The market today
Homes are predominantly 1990s two-story traditional with attached garages on quarter-acre lots. It draws Gulfstream and Hunter families for the commute and the schools, and pricing has stayed disciplined relative to newer Pooler product.
What to know before you buy

- Fast access to I-95 and Gulfstream
- 1990s systems — roofs and HVAC are the usual line items
