A little history
Hinesville has been the Liberty County seat since 1837, but its modern shape came from Fort Stewart, established in 1940 and now the largest Army installation east of the Mississippi. The post's cycles set the town's housing cycles.
The market today
The market is driven by BAH rates, PCS timing, and VA financing. Entry pricing is the lowest in the region, rental demand is steady, and inventory turns quickly around orders season. Buyers should underwrite to BAH rather than to Savannah comps.
What to know before you buy
- Fort Stewart drives demand, pricing, and turnover
- Underwrite rentals to current BAH rates
- VA financing dominates — appraisal and repair standards apply
