
A little history
Pooler was a railroad stop named for a Central of Georgia agent and stayed a small farming town of a few thousand people until the 1990s. The combination of I-95, the Savannah/Hilton Head airport, Gulfstream's expansion, and the port's growth turned it into the fastest-growing city in the region — the population has more than quadrupled since 2000.
The market today
Product runs from $250K townhomes to custom homes past $2.5M in gated enclaves like Savannah Quarters. Almost everything is slab-on-grade and post-2000. Builder incentives are often worth more than a list-price cut and are negotiable; lot premiums and CDD-style fees vary by community.
