
A little history
Rincon was settled by Salzburger descendants who founded nearby Ebenezer in 1734 — one of the oldest European settlements in Georgia, with the 1769 Jerusalem Lutheran Church still standing and in use. Rincon itself incorporated in 1927 around the rail line and stayed small until Savannah's northward growth reached it.
The market today
It is now Effingham County's largest market: new subdivisions with quarter- to half-acre lots, custom homes on acreage past $1M, and a county millage rate that consistently undercuts Chatham. Effingham schools and the Highway 21 commute are the two recurring reasons buyers choose it.
