A little history
The Southside is the product of Abercorn Extension: as the highway pushed south in the 1960s and 70s, developers platted subdivision after subdivision along it, and the Oglethorpe Mall anchored the commercial spine in 1969. It is Savannah's largest concentration of late-20th-century housing.
The market today
Value here is driven by school zoning, HOA status, and how much of the 1980s kitchen is still original. Inventory is deep, which keeps pricing rational, and Georgia Southern's Armstrong campus plus Savannah Mall support steady rental demand.
